The excitement of shopping for a new home can be overwhelming. Once you think you have found the “right” home then the stress of are we really making the right decision settles in. I encourage all of my buyers to create a wants and needs list. As we all know there is no such thing as a perfect house. When you think you have found the “right” house compare it to your wants and needs list. You want to make sure that all of your needs have been met. For example: You need 3 bedrooms and 2 baths and this house has that. If it doesn’t it is usually pretty hard to add bedrooms and bathrooms unless you have an unfinished basement. Once you have made sure the house matches all if not a majority of your needs then you can see what wants it matches. For example: a want would be granite counters. If it does not have granite counters you can always add them later, but they are something you can live without. Creating a wants and needs list helps you focus on what kind of home you really need. Remember when house shopping there are a lot of things you can’t change, like location, floor plan (you can if you have the money and patience), neighbors etc. These are things to place on your needs list. Things that you are able to fix down the road and you know you can live with out should be placed on your want list. If you keep this in mind when house shopping you will have a much easier time deciding if this is the “right” house for you.
